News Flash: West Side Homes Selling Strong
/Each month, we at ROOST compile a market data snapshot for a different neighborhood around town, to share with our ever-growing newsletter list. (If you're interested in subscribing, just email emily@roostinmadison.com with "newsletter subscribe" in the subject field!) This info helps Madison home owners decide if now is the best time for them to sell or buy in any particular area.
One of our fellow Realtors recently compiled some additional helpful info, looking at four popular neighborhoods on the near-west side. It shows that the sales for west side homes in Madison are going strong -- specifically in University Hill Farms, Sunset Village, Westmorland, and Midvale Heights.
This analysis holds up when we look at our own experience with near west side homes, throughout 2013 and the beginning of the current real estate season. In general, Madison home sales have gotten off to a good start this spring, but sales for near west side homes and near east side homes have started off fast and strong!
Part of the reason for this is that active buyers right now exceed available homes (especially homes that are move-in ready) in near west and near east side neighborhoods. We've already seen multiple bidding wars this spring, and homes for sale that have accepted offers within a day or two of being listed. This means good things for potential home sellers -- if you own a near east or near west side home and have been considering whether to sell, the current market suggests now might be a great time.
