Calling all design junkies & open house addicts! (You know who you are..) The Parade of Homes begins this Saturday, June 11, and it's not to be missed. The theme of this year's Parade of Homes has be described as vintage, farmhouse and rustic (some of my personal faves!)
As you may know, I recently toured all of the available homes in The Community of Bishops Bay, then I told you all about that exciting new development here and shared a video interview with one of the residents. As a lover of charming old houses, I was a little surprised at how much I was digging so many of these brand spanking new homes! Their vintage, farmhouse charm was definitely speaking my language. I love the distressed wood, mismatch cabinetry & furnishings, painted cabinets, barn doors, beamed ceilings plus bead board & wood flooring on the ceiling??! So cool. These homes are a beautiful marriage of old and new; I think just about anyone will appreciate the design and decor. So what are you waiting for? Come get inspired!
While you're out and about, check out our lot listings at 5020 & 5028 Augusta Dr in Middleton! Nestled in The Community of Bishops Bay (where you'll find a handful of parade homes!) these large lots are in incredible VALUE! Priced at less than $11 a sq ft (!), it's hard to believe that this prime real estate offers up views of the Bishops Bay Golf Course AND slopes for rear exposure. The brand new pool/clubhouse/fitness center has broken ground *just* down the street. This is a great opportunity to be a part of the EXCITING Community of Bishops Bay, where 7 distinctly different neighborhoods will satisfy the nature lover, urbanite, & everyone in between. Seller is offering a $10,000 lot incentive if you choose to build with the reputable Design Shelters, but you are welcome to bring your builder.
3818 Sycamore Avenue- this charming home packs a lot of punch! Move right in and enjoy the beautifully renovated kitchen, which overlooks the expansive, private (fenced!) backyard, not to mention the newer windows, roof, furnace, gutter guards & insulation. The basement is freshly painted & is finished exceptionally well (complete with a wood burning fireplace!), yet offers plenty of room for storage.
Sycamore Park is notable in that it offers a large off leash dog park and sledding hill, along with a basketball court, soccer field, and playground equipment. The city of Madison will be installing new playground equipment this year, too!
Quick Home Facts:
$170,000
2 bedrooms
1 bathroom
Large lower level family room

An open house will held at 3818 Sycamore Avenue on April 3, 2016 from 1-3.
It's move in ready- every wall has been freshly painted & the first floor hardwoods have *just* been professionally refinished.
Many recent improvements will put your mind at ease, like a newer furnace, central AC, water heater, appliances, countertops, washer and dryer.
The large front porch, roomy deck & spacious yard adds much living (and entertaining!) space to this fabulous little home.
As they say, the best things come in small packages. You’re sure to appreciate the efficient layout, a dedicated dining area, large kitchen and pantry.
Amazing location! While Corry street is quiet, it’s just blocks from one of Madison’s fast growing hotspots; Atwood Avenue (Not familiar with Atwood? Check out this great article for a quick overview. Note that a new Barriques just arrived to the neighborhood late last year too!)
The beautiful & historic Goodman Community Center is just down the street, which offers a brand new splash pad, a gym & tons of great activities for all ages, including Working Class Catering, which gives teens a chance to learn in a working, hands on environment through the Teenworks high school program.
Olbrich Park, a hop, skip and a jump away, deserves it’s own bullet point, IMO, as it really offers up so much. Home to solstice festivities & bonfires, this waterside park is a destination all year round. Olbrich is home to the near east side’s only sledding hill, and one of two (near east) ice rinks. On top of that, you’ll find sports fields, a boat launch, canoe & kayak storage, a beach & beautiful sunset views of the Capitol building.
Cyclists & bicycle commuters will love this prime location. Just off of the Capital City Trail, downtown Madison is just as easy to get to as the country roads east of Madison.
DETAILS: $137,000 / 2 bedroom / 1 bathroom / 880 Sq Ft / 1 car garage
OPEN HOUSE: Visit this lovely little home on Sunday, March 13, 2016 from 1-3.
Looking for unique gift ideas? Here’s one that our family recently had a lot of fun with; I hope it gets your creative gift giving juices flowing! It’s great for anyone looking to give something “out of the norm” or perhaps even for a child that wants to give a great (cheap!) gift to a friend or family member.
Several months ago, I stole an idea from my teenage daughter, and it was a hit. She was really into creating scavenger hunts for my husband (Matt) and I- she would leave notes around the house with clever clues leading us from one place to the next. It was a lot of fun, so for her birthday, instead of buying her a typical present, I decided to make an epic scavenger hunt for her with the “gifts” being old photos of herself, family & friends that she had never seen before. Oh, and Silly String. Because Silly String makes everything more fun. Since I’m one of those parents that takes a bazillion photos and forgets about them as soon as I upload them, it was pretty easy to find a ton of photos for the hunt.
Next I wrote out 20 clues onto Post-it notes and numbered them, leading her throughout the house, yard, garage and garden shed. Matt & I hid on the balcony, Silly String in hand, watching her search for clues- it was pretty entertaining. Most of the clues were attached to the pictures and some were attached to Silly String. (Yeah, I didn’t really think that part through, but it actually turned out better than planned!) The idea was that she would have the Silly String for some later event, with her friends or something, but she brought each can with her along the way.. Meanwhile Matt & I were sitting at the last clue, ready to attack (outside) with our Silly String. Once she spotted us, the fight was on- she sprayed us, we sprayed back, and in the all the excitement, Matt and I wound up chasing her through the house, eventually cornering her under his office desk, spraying away. It was a blast! Once our cans were emptied, we realized that Silly String in the house is actually kind of messy (duh), but it was it was totally worth it, and the cleanup wasn’t too bad.
Anyway, it was a ton of fun and more importantly, it got us thinking about other creative unique gift ideas. Do you have any “non-presenty” gift ideas that have been a hit in your household? If so, we’d love to hear about them!
Thinking about buying a house next year? If so, doing a little homework now will give you a huge advantage over your competition come spring (especially if you have a home to sell!) Here are a few tips to get you started:
1. Make Your Wish List. What are your top 5 “Must Have’s”? What 5 things would you really like to have? This can be anything from physical features of the home, to it’s location or neighborhood “vibe”.
2. Take the Windshield Tour! Start driving past the homes that have caught your interest online. Better yet- get to know some new neighborhoods. If you’ve only lived lived on the east side, ask around or read up on west side neighborhoods. There are many wonderful places in the Madison metro area- why not discover something new before you commit to your next home?
3. Have a home to sell? Position yourself best by getting a professional opinion well before you list- read on here to understand why.
4. Are school districts on your mind? There are many more ways to get a feel for a certain school besides relying on websites. Ideas: connect with principals, teachers or volunteers at the actual schools, ask friends & family if they know any current or recent students of the school you’re curious about (and/or parents of students) that may be willing to share their first hand experiences, or get out and talk to people in the school district’s neighborhood. We’ve had many buyers glean great insight from people they bump into while walking their dogs or taking their kids to the park.
5. Select Your Realtor (aka Agent). If you choose to interview agents, you’ll definitely want a week or two for this process. Bring your questions along with your Wish List to your meetings. You may find someone great that you connect with instantly, but if you don’t, no sweat, ask the Realtor(s) that you are considering if they can show you a home or two outside of Procuring Cause guidelines. If they are agreeable, get it in writing.
6. Choose Your Lender. You may want to meet with a couple lenders to find out what products each one offers. You’ll most likely have a handful of loan options to choose from, so taking the time to fully compare and understand what each entails is crucial.
In today’s market, submitting a pre-approval letter with your offer can make or break your deal, so be sure to get your pre-approval early in the game. These are typically good for a few months, and can easily be extended. Having the pre-approval letter on hand early on will allow you to act swiftly once that perfect property hits the market. This is something your lender can provide you with for free.
Listing a home? Net more with Roost Realty! We’ll market your home with style, vision and boundless energy. Buying a house? Let us be your property matchmakers! We’ll get you in the community, lifestyle and home of your dreams – because we know a home is so much more than a house.
Thinking about selling your home next year? Here are a few things to get a head start on! *Bonus* Work on your “to-do’s” now to fully enjoy the fruits of your labor through the winter months.
1. Select Your Realtor. Doing so well in advance means you’ll have access to all their tricks of the trade before the holidays. See #3 below to understand the benefit of this valuable advice. Since the market is ever changing, you’ll want want a professional monitoring your neighborhood’s inventory for you so don’t miss a great opportunity between now and your target list date. Timing can be everything!
2. Do Your Homework. Whether your goal is to sell quickly and/or to sell for top dollar, your Realtor should give you a list of to-do’s to truly make your home shine. Typically, these things don’t cost much money, but they do take time. Since it’s so important that you put your best foot forward from the very beginning, give yourself plenty of time to complete these items before your home hits the market. First impressions are crucial, and once a buyer has already toured your home and said “No Thanks”, chances are slim that they’ll come back once you complete that (fill in the blank) project.
3. Why Wait? Spruce Up Now! I recently received the best (accidental) advice from a client after helping her family stage their home. Astonished at the huge impact that our simple suggestions made, she wondered why they hadn’t taken on these small projects sooner to enjoy it themselves. My takeaway? Act as if you’re selling your home tomorrow. Spend the time to see your space through a buyer’s eyes & make the changes now. If you’re going to invest the time at some point for a future sale, why not get a head start so you can enjoy it yourself?
4. Call The Professionals. Will you have projects for professional contractors? Catch them during this slower season to ensure timely completion. Great contractors can book out several weeks (or months) depending upon the size of your project and the season.

It is such a pleasure to re-welcome fabulous guest blogger, Jessica Becker, to introduce our readers to her exciting new project, Madison Playground Review. Jessica is a community outreach professional raising two daughters with her husband in an old house on the isthmus. She wakes early to practice yoga, she cooks dinner for her family, bikes most places she goes, and believes that happiness is a life skill. So much of the business of real estate is about making this place home, and so we hope you join us in exploring this cool resource!
Parks, and if you have kids, playgrounds, are nice to have nearby. When thinking about where to live, it may not be on your 'non-negotiable' list, but over the long haul it will probably affect your quality of life quite a bit.
Madison has more parks and playgrounds per person than any other city in the United States, by far. There is not a close runner-up. It is too rarely mentioned, in my opinion, as part of the ongoing conversation about why this is such a lovely place to live.
Having all these parks and playgrounds to maintain is a big job. The Madison Parks Department is not flush with the kind of budget that the park-rich status warrants. This, at least, is my understanding for why the park playgrounds around town are growing ever-more similar. There are some variable features, but these features are ordered from catalogs and designed to come together as a recognizable-looking playground.
However, despite the somewhat cookie-cutter nature of play equipment in the U.S. these days, there are differences among playgrounds. After working with neighbors to select playground equipment for a park near my house, I’m noticing the nuances more and more. With my two young kids, ages three and five, I am seeking out variety and adventure.
Traveling beyond our immediate neighborhood for our park trips, we have become playground tourists. I am learning from my kids what they like, and how the different settings influence their play. I am also regularly googling things like ‘nature-based play’ and ‘playable sculpture,’ following a growing movement inspired, in part, by Paige Johnson’s site Play-Scapes, and coveting more things like the ‘Swing Time’ in Boston and the Holten Bridge swings in Milwaukee.
This summer, I launched Madison Playground Review: Adventures of Playground Tourists. This is my own playspace, an online project that gives me a place to explore my growing curiosity and share some insight. I hope it is both inspiring and useful.
We tend to like playgrounds set in spots that serve to jump-start further exploration. For example, playgrounds near a trail into a woods, such as Heritage Heights Park. The kids ‘warm-up’ in a familiar way, then we meander into unchartered territory with our energy up.
We also like playgrounds with interesting geographic features, like hills, boulders or ravines, like Glenwood Children’s Park. Naturally assets like trees are also really important, and they seem to psychologically make play flow more naturally. In these cases, the play equipment encourages community to gather. A playground in the middle of the field, like a car abandoned on a highway, is not very fun for anyone when the sun is burning hot.
Playgrounds where things are built to a scale that allows adults to play with kids are, in my experience, really fun. One example is the Henry Vilas Zoo children’s area. There are also places that defy category, such as landscaping that makes you want to move around or art that invites climbing. These ‘playable spaces’ are the future of healthy public life.
As Playground Tourists, I hope we can also be instigators for innovative parks and play spaces that break the cookie-cutter mold. In this city with so many playgrounds, we have so many opportunities to invest in what I would call ‘postcard-worthy’ public places. Madison Playground Review is meant to be part of this conversation.

Looking for The 16 Critical Questions Every Seller Needs To Ask When Hiring A Realtor? Click Here!
The Rental Market is HOT!
As the Madison real estate market has continued to heat up, so has the rental market. Local rents are soaring as vacancy rates remain well under the national average. This has prompted some homeowners to buy their next home now, while renting their current home out. If you’ve considered the same, you may want to run your holding costs & potential income through a Rental Analysis Spreadsheet to determine whether or not the numbers work. Since the value of income property is measured differently than single family, owner-occupied property, you’ll want to be sure you’re looking at the right data when determining whether or not your home works as a rental. Need the spreadsheet? Email us for a free copy!
Thinking about buying income property? You may be interested in checking out our Investment Property Comparison Guide, consisting of active & sold properties, which is used to compare properties via cap rate, GRM, & cash return. Ask us for a free copy.
The Greenbush & Mansion Hill/James Madison Park TIFs offer great opportunity to both buyers & sellers. These amazing incentives are offered by the City to assist buyers in the rehabilitation of 1-8 unit buildings that are currently being used as rentals. Buyers must owner-occupy to qualify.
Final thought: There are literally thousands of new apartments being built in Madison this year, so sooner or later the market will balance out, and rents will probably soften up a bit. No big deal if you know what to look for in your next investment, but if you’re new to the game, be sure you’re taking all of the facts into consideration (current & future neighborhood development, neighborhood market trends, etc.).

As Realtors, we are helping members of our local community every day. Our work is very personal and hands-on, and our connection with the people around us and the place we live is what keeps us inspired.
As residents and as business owners, our happiness and success depend on the vitality of the community around us. Ready access to fun shops, great restaurants, local entertainment and culture, and strong community resources are some of the big draws that motivate people to want to buy a home in a local neighborhood. These are the same things that make us love calling this area home!
At Roost, we are committed to supporting other local businesses at every turn. We use a local graphic designer and blogger for our one-of-a-kind materials and a fantastic local print shop for all of our mailings, business cards and print marketing. We have our own branded (and delicious!) coffee from Just Coffee Cooperative to give to our clients, and often gift City Tins to clients to say thank you and to treat themselves to a favorite local meal or encourage them to try a new nearby restaurant. Every chance we get, we source food locally for our open houses and events. Plus, check out our online resource for local finds to furnish your home in style!

The Vilas neighborhood is one of near-west Madison's best spots. It has it all - fun and loveable local shops on Monroe Street and South Park Street (not to mention a slew of great ethnic restaurants); beautiful, eclectic houses along tree-lined roads; and numerous outdoor attractions (I’m talking Lake Wingra, Henry Vilas Zoo and the UW Arboretum to name a few). Just blocks from several hospitals and healthcare facilities and within a mile of the Memorial Union and UW campus, Vilas is a popular place for students and professionals of all ages to call home.
The Vilas area is truly a one-stop shop kind of spot that can easily meet the interest of any visitor; a unique quality for such a compact space. Although Vilas is a well known and loved area in Madison, a recent stroll through the Henry Vilas Zoo and Vilas Park got me wondering how many people are aware of the rich history and fun facts that dwell there…
DID YOU KNOW that when Henry Vilas Zoo first opened in 1911, only the following animals were in attendance: nine deer, three ground hogs, three wood chucks, two guinea pigs, two rabbits, two white rats, one raccoon, one eagle, one squirrel and one toothless red fox (http://www.danenet.org/vilas/history.html)? Man, a lot has changed!
DID YOU KNOW that the elaborate and somewhat decrepit marble water fountain at the end of Erin Street was only in pristine condition for a mere six years (http://www.danenet.org/vilas/history.html)? Work on the fountain finished in 1925 and by 1931 vandals destroyed parts of the fountain. No restoration efforts were ever attempted.
DID YOU KNOW that an over 227-year-old tree sits on the edge of Vilas Park? In 1987 the National Arborist Association and the International Society of Arboriculture recognized the tree as having lived there at the time of the signing of our constitution. WOW!
DID YOU KNOW that Lake Wingra was originally surrounded by an expanse of wetlands that served as a favorite hunting and fishing spot for the Winnebago Indians (http://www.danenet.org/vilas/history.html)?
Do you have any fun facts or historical tidbits to share about the Vilas area? If so, please comment or email us!
